How to Stop Frozen Pipes Before a Cold Snap

A frozen pipe is often discovered at the least convenient moment: the tap runs to a trickle on a bitter morning, the boiler stops working, or water begins staining a ceiling as temperatures rise. Knowing how to stop frozen pipes is about more than keeping water flowing. It helps protect your home from the disruption and expense of a burst pipe.

Pipes do not freeze simply because it is cold outside. They freeze when pipework is exposed to sustained low temperatures and the warmth from the home cannot reach it. Lofts, garages, underfloor voids, external walls and cupboards on outside walls are the usual trouble spots. A little preparation before a cold snap can make a significant difference.

How to stop frozen pipes before temperatures fall

Start by finding the areas where your plumbing is most exposed. In many homes, this means pipework in the loft, garage or airing cupboard, but it can also include pipes behind kitchen units, beneath bathroom floors and in extensions. Any pipe installed close to an outside wall deserves attention, particularly if the space is poorly insulated or rarely heated.

Pipe insulation, often called lagging, is the first line of defence. It should fit snugly around both hot and cold water pipes, with joins taped or properly secured so cold air cannot reach the pipe surface. Use insulation designed for plumbing pipes rather than relying on old blankets or makeshift coverings, which can retain moisture and make inspection difficult.

Do not overlook the water tank and associated pipework if your home has a cold-water storage tank in the loft. The tank should be suitably insulated, while allowing safe access for maintenance and avoiding compression of pipe insulation. Insulation slows heat loss, but it does not create heat, so a very cold loft still needs careful attention.

Keeping the heating on at a low, steady setting is generally safer than turning it off completely during freezing weather. If you are at home, use your normal heating programme while ensuring colder areas of the house receive some warmth. If you are away, set the heating to come on regularly and keep the property above around 12°C where possible. The right setting depends on the home, its insulation and how exposed the pipework is, but a property left unheated in a hard frost is at far greater risk.

Open internal doors so warmer air can circulate into less-used rooms. In particularly cold conditions, opening kitchen or bathroom cupboard doors can help warmth reach pipework inside, especially where cupboards are against an external wall. Take care to keep cleaning products and medicines safely out of reach if children or pets are present.

Check your stopcock before an emergency

Every household should know where its internal stopcock is and whether it turns freely. It is commonly located under the kitchen sink, in a utility room, beneath the stairs or close to where the water supply enters the property. Turning it clockwise normally shuts off the incoming mains water.

Do not wait for a leak to try it for the first time. If the stopcock is stiff, corroded or difficult to access, arrange for it to be checked. A working stopcock can limit the damage if a frozen pipe cracks or bursts. It is also sensible for everyone in the household to know its location.

Where pipework passes through gaps around external walls, seal obvious draughts without trapping pipes or preventing future access. A qualified plumber can identify whether vulnerable pipework would benefit from rerouting, improved insulation or a more permanent alteration. This is particularly worthwhile if the same area freezes repeatedly.

Give boilers and condensate pipes extra attention

Modern condensing boilers produce a small amount of wastewater that drains through a condensate pipe. Where this pipe runs outside, it can freeze and cause the boiler to shut down. This does not always mean there is a fault with the boiler itself, but it does need addressing promptly, especially in cold weather when heating and hot water matter most.

An external condensate pipe should be appropriately sized, insulated and routed to reduce its exposure where practical. If it has frozen, follow the boiler manufacturer's instructions. It may be possible to thaw a clearly accessible condensate pipe with warm, not boiling, water or a warm cloth. Never use a naked flame, boiling water or a heat gun at close range. If you are uncertain, or if the boiler repeatedly locks out, ask a heating engineer to investigate the installation and drainage route.

Homes heated by an air source or ground source heat pump also benefit from a sensible winter check. These systems are designed to operate in cold weather, but their controls, external components and condensate arrangements need to be correctly installed and maintained. Avoid switching a heating system off for long periods during a frost simply to save energy. Recovering a very cold house can be less comfortable and may increase the risk to exposed plumbing.

What to do when a pipe is already frozen

A frozen pipe may show itself as little or no water from one tap, a frost-covered section of visible pipe, strange noises when a tap is opened, or a boiler that cannot operate normally. First, turn off the water supply at the stopcock if you suspect a pipe may have frozen, particularly if there is any sign of a leak. Then open the affected tap so melting water has somewhere to escape and pressure cannot build up behind the ice.

If the pipe is visible and appears intact, warm it gradually. A hairdryer on a low setting, warm towels or a wrapped hot-water bottle can be used carefully, starting at the end nearest the open tap and working back towards the likely frozen section. Keep electrical equipment well away from water and do not attempt any repair if there is dampness near electrical fittings.

Never use a blowtorch, gas heater, naked flame or boiling water to thaw a pipe. Rapid, intense heat can damage the pipe, loosen joints or create a serious fire risk. It can also cause ice to melt too quickly, revealing a split before you have controlled the water supply.

If the pipe is concealed, if you cannot identify the frozen area, or if water is leaking, it is time to call a professional. Do not remove panels, flooring or kitchen units unless you are confident it is safe to do so. A small crack can become obvious only once the pipe thaws fully, so keep an eye on the area for several hours afterwards.

If a pipe has burst

Shut off the water at the internal stopcock straight away and turn off the heating system if it is safe to do so. Switch off electricity at the consumer unit only if water has reached electrical fittings or wiring and you can do this without standing in water or touching wet surfaces. Move valuables away from the affected area, catch dripping water where possible and contact a plumber.

Avoid turning the water back on until the damaged section has been repaired and checked. Drying the area promptly is also essential. Ventilate the room, remove wet fabrics and arrange appropriate help if ceilings, flooring or walls have become saturated. Water damage can continue long after the leak itself is stopped.

Make prevention part of winter home care

The best time to protect pipes is before the first hard frost. Check lagging each autumn, look for gaps or damp insulation, and pay attention after building work, a bathroom refurbishment or changes to heating controls. New pipework may have been introduced into a colder area, while an old weak point can become more exposed as insulation settles or deteriorates.

For empty properties, holiday homes or homes left vacant while you travel, ask a trusted person to check in during prolonged cold weather. Keeping the heating at a protective background temperature is usually the simplest option. In some circumstances, such as a long vacancy or an unheated renovation, a plumber may advise isolating and draining down parts of the system instead. That decision should be made carefully, as it depends on the plumbing layout and the heating system installed.
